Initial Consultation:
 
When designing a project we first help the client to develop and describe all of their wants and needs to establish a brief. Before undertaking any design work at this point a full assessment of all constraints from Local and State Government view point to ensure all further work is done efficiently and effectively. From here a clear description of the approval process can be made, and quotes for our office and any other required professionals can be properly prepared. This greatly reduces the risk of additional time constraints or costs any given project.

Design:-

In all our design work we believe that comfort and effectiveness in spaces is different in any given job. For this reason we ask our clients to do some research in zones by keeping a tape measure handy to measure any given room or feature that has a particular affect they desire. Once the zones have been ascertained they can be put together to create the base plan, at this point particular attention is paid to ensure that where possible no zone detracts from another. Also any issues are identified such as height or floor area restrictions, vehicle maneuvering, heritage concerns etc. and resolved as soon as possible.

When designing a building we believe that the most important thing is that the zones within work well together. The building must also relate well to its surrounds and with ArchiCAD it can be as easy as changing a coat.

In our designs we like to use the correct aspect, cross flow ventilation, landscaping, eaves and interesting roof lines, to reduce the need for climate control in buildings.

Designing buildings in conjunction with other professionals, so that where possible it will work with standard building materials to ensure for an economic and efficient building process.

There are a number of features and materials that can be used to achieve all needs but by using a high level of consultation to create a sound initial design it will allow the project to evolve to meet almost any need.

Breakdown of Design Process:

• Initial consultation project outline and owners consent
• Project evaluation
• Preparation of and request for quotes
• Acceptance of quotes and terms
• Digitize survey
• Initial design brief drafted and issues identified
• Meeting on resolution for issues and design evaluation
• Second draft plans prepared and distributed to clients and associates for comment
• Meetings from all required
• Final draft plans incorporate all resolutions check for any final conflicts
• Preparation of final plans and submission

Planning:
• Initial consultation project outline and owners consent
• Project evaluation
• Check of Relevant Planning Controls – Local & State.
• Preparation of Detailed Planning Reports.
• Attend Pre-submission meetings with Councils.
• Follow Up Application through relevant planning body.
